| Location: Wellington/Grand Lake, Kings Road (Near Fall River) One (1) Bedroom walk-out basement suite (approx. 800 sqft) available for rent, July 1st, 2025 for single occupant or couple. The space includes an entryway, kitchen, living room and mechanical room (can be used for small/med storage). Owners occupy the top floor space so if you need anything, we are close by. Within the price per month ALL utilities are provided – electricity, heat, water, internet (cable is extra, can be provided). This is a great spot for someone wanting to be in HRMs suburbs on a private road, quiet & peaceful setting and lake access (Grand Lake). If you have a boat we can likely accommodate parking as well. As well, there is a large yard if you like to have fires or sit outside during the warm nights. We are away until June 1st so I will only have some general photos up May 14th, then further photos June 16th (as current tenant leaves on the June 15th). We’re looking for someone who is respectable to owner and property, friendly, appropriately quiet, and employed. The unit is a decent size for one person, alright for two but not for children or animals – please do not ask for an exception, as it will not be replied to. Other notes: - Large driveway for you and company plus additional street parking - We do have a boat and fifth wheel in the driveway will need access too (more so in summer). Usually this does not interfere with your parking but may need vehicle moved once in awhile to accommodate launches - Shared laundry on basement floor with upstairs owner - One year contract is preferable; DD is $625, Rent is $1250/mo - Likely option for early move-in if required - All appliances included, backup generator for when power goes out!
